Able Home Inspections performs infrared evaluations of commercial and flat roofs for trapped water under the roof covering. These inspections are typically dawn at dawn or dusk so the sunlight doesn’t interfere with the infrared evaluation of the roof.

Once a suspicious area is identified, it is confirmed using a pinless moisture meter. Then the area is marked with spray paint. If the point of leakage can be located, it is also marked.

In the above photo, the building owner thought he only had 2 leaks, but there were in fact 9 leaks identified. For most of these leaks, I was able to pinpoint the source of the leakage.
